EMERGENCY REPAIR:

Poses a threat to health and safety. Flooding, broken water lines, electrical issues, no heat in extreme cold, no air conditioning in extreme heat, sewage backup, broken locks on doors, and significant roof leaks; anything that could cause serious property damage or injury if not addressed immediately.

ROUTINE MAINTENANCE REQUESTS:

Non-urgent repairs or upkeep tasks that are necessary but do not require immediate actions. Leaky faucets which need repair but don't pose an immediate threat, minor electrical issues such as flickering lights or non-essential outlets not working, HVAC servicing and regular maintenance and non-urgent repairs, general wear and tear.

NON-EMERGENCY REQUESTS:

Non-emergency requests are those that do not impact immediate comfort or safety, but still require attention. Request for fresh paint and blinds, new appliances, upgrades or replacement of flooring due to wear and tear.
